Can I buy remotely / online?
Yes — 100% remotely. Video tours, digital consultations and a power of attorney to your personal manager. Pay by bank transfer or crypto.
Can I set up a company in Montenegro?
Yes — non-residents can register a company; corporate profit tax is among Europe’s lowest (9%). We assist end to end.
Financing options?
Stage payments on new builds (0% interest; first instalment usually 40–50%). Mortgages for non-residents via select banks at ~4.5–8%.
How do I get a residence permit?
Buying property qualifies you (renewable yearly, covers close family). We handle the paperwork — around €300, duties included.
How does the purchase work?
Reserve (deposit ~€10,000) → contract before a notary → payment (one-off or staged) → ownership registered in your name. A passport is all you need.
Property management & rental?
Our company handles furnishing, cleaning, bills, transfers and seasonal rental (70/30). You own it; we run it.
Total purchase costs?
Roughly €1,000–1,500 in notary, translation, cadastre and registration fees for an apartment up to ~€120,000.
What rental income can I expect?
An estimate of around 5–8% gross/year depending on location and season (Kotor and Budva strongest). An estimate, not a guarantee. We provide a business plan per property and can manage the rental.
What taxes apply?
Purchase: 3-6% from a private seller, 0% from a developer/company. Annual property tax ~€120–250 (apartment) / €450–750 (house). Rental income tax 9%.

Budva & Bečići (resorts, liquidity), Tivat & Porto Montenegro (marina prestige), Kotor Bay (UNESCO, strong rentals), Herceg Novi (emerging value).
