Montenegro – Top Five Country for Golden Visa Demand

New data recently released by Tranio (International Property Portal & Brokers) shows that Montenegro is still one of the most favoured places in Europe for investors looking to qualify & take advantage of the Golden Visa programme.

Taking fifth spot behind Greece, Portugal, Latvia and Spain, international demand for the Visa Programme is high and it’s not surprising given that out of all the Balkan States, Montenegro is tipped to be the first one to ascend into EU membership. Not only that, but tourism in the country has been increasing significantly year on year and it’s consistently voted as the one of the best travel destinations of the year.

The golden visa scheme essentially allows internationals to acquire residency providing that they invest in a country that’s running the scheme, and that they also meet certain conditions as set by that country’s interior government ministry. In Montenegro’s case, the terms of investment start at €250,000 for the northern & central region, and €450,000 in the coastal region. On top of that, there’s a government donation of €200,000 + due diligence and fees, and although it does sound like quite a bit, it’s still cheaper in comparison to some of its European counterparts.

It's so popular in-fact that the programme was set to close permanently in December of 2021, but it has been extended to December 2022, so if you want to take advantage of it – you’ve only got 2 months left.

Not only will Investment in Montenegro, under the Golden Visa scheme give you a passport of a future EU member but you’ll also have Visa Free travel to 124 countries, get an average rental yield of between 6-12%, and take advantage of considerably low taxation rates. Just to give you an idea, there’s 0% on inheritance and pensions, 9% corporation tax, 9% personal income tax, 9% capital gains tax, 3% real estate transfer tax and 21% Vat.

In terms of eligibility, applicants are usually successful if they can prove they have no criminal record, have a valid passport or other legal travel document, can prove the source of their purchase funds and can prove they can make the initial investment as well as the donation or commitment to the Government.
